DSCR loans qualified on cash flow.

A debt-service coverage ratio (DSCR) loan is qualified on what the property earns, not on your tax returns or W-2s. It's built for investors growing non-owner-occupied rental portfolios. Mach1 Capital arranges DSCR loans nationwide, with especially active markets in Texas and Florida.

What DSCR loans are used for

  • Buying single-family and 2–4 unit rentals
  • Refinancing rentals into long-term debt
  • Cash-out refinances to fund the next acquisition
  • Build-to-rent exits after construction
  • Portfolio loans covering several rentals

A strong fit for

  • Investors with non-owner-occupied rentals
  • Self-employed borrowers and complex tax returns
  • Build-to-rent developers refinancing out of construction

How DSCR is calculated

DSCR compares the property's rental income to its debt payments — principal, interest, taxes, insurance, and any HOA dues. A ratio above 1.0 means the rent covers the payment; lenders set their own minimums and price stronger coverage better.

Because the property qualifies the loan, self-employed investors and those with complex returns can scale without the documentation a conventional mortgage requires.

DSCR loans: FAQ.

What is a DSCR loan?
A loan for non-owner-occupied rental property that's qualified on the property's debt-service coverage ratio — its rental income versus its debt payments — rather than the borrower's personal income.
Do I need tax returns for a DSCR loan?
Generally no. The property's cash flow qualifies the loan. Lenders still review credit, assets, and experience.
Can I use a DSCR loan for my primary residence?
No. DSCR loans are for non-owner-occupied investment property only.
Where do you make DSCR loans?
Nationwide. Texas and Florida are among our most active DSCR markets, alongside California.
