How construction loans are sized

Lenders size construction loans off the approved plans and the budget tied to them. Square footage, unit count, finish level, and specs all feed the as-completed valuation, which drives both the loan amount and the exit assumptions.

Funds are released in draws tied to construction milestones, so a realistic draw schedule and a credible general contractor agreement matter as much as the numbers. Permits in hand make a file close significantly faster.

Construction loans: FAQ.

Do I need permits before applying for a construction loan?
Not to start the conversation, but final underwriting requires evidence of entitlements — approved plans and permits issued or actively in process. Deals with permits already in hand close significantly faster.
What documents do I need for a construction loan?
At minimum: architectural plans, a detailed construction budget, sources and uses, a general contractor agreement, a proforma, and a draw schedule tied to construction milestones.
What happens if my plans change mid-construction?
Flag any material change to your lender immediately. Unapproved scope changes can trigger a re-underwrite, delay draws, or breach covenants tied to the original plan set.
What if my permits are delayed?
Permit delays push out both your draw schedule and your exit. Build contingency into the schedule and tell your lender early — a lender who hears about a delay upfront is far more flexible.
